What Really Happens Between Booking Your Home and Getting the Keys

Most people assume the hardest part of buying a home is choosing it. The truth is, the moment you sign on the dotted line is where a different kind of journey begins, one that most buyers never hear about until they are living it.

In Navin's Brick by Brick series on ZEE5Tara, Vice President - Customer Solutions at Navin's, takes you behind the scenes of everything that happens between booking a home and receiving its keys. With 13 years at Navin's and close to two decades in the industry, she has guided thousands of families through the part of the process that rarely makes it into a brochure.

Here is a glimpse of what the conversation covers.

The Doubt That Never Fully Goes Away

Buyers trust the builder they choose. But even after signing, a quiet question tends to linger: did I make the right decision? This is not a sign that something is wrong. It is simply what happens when a family commits a significant part of their savings to a decision they cannot easily reverse.

At Navin's, the Customer Solutions team exists precisely for this reason. From the moment a sale is locked in, a single point of contact stays with the buyer through documentation, financial coordination, legal queries, inspections, construction updates, payment milestones, and finally the handover. It is a role that does not simply respond to problems as they arise. It exists to keep reassuring the buyer that the decision they made was the right one, every step of the way.

Documentation Is Confusing Because You Only Do This Once or Twice in a Lifetime

Most people do not buy houses often enough to become familiar with the paperwork involved, and that unfamiliarity is exactly where anxiety creeps in. The most important question buried inside all that documentation is a simple one: is the title deed clear, and is the property free of any encumbrance?

A buyer should never have to lose sleep wondering whether the property they bought is legally sound. That is a responsibility the builder carries, not just for compliance, but because a buyer who can sleep peacefully is the entire point of the exercise. Transparent communication, at every stage of documentation, is what makes that possible.

Why Timely Updates Only Matter If They Are Accurate

Every buyer wants to know how construction is progressing. But an update is only useful if it reflects what is actually happening on the ground. Behind every message a customer receives, there is a structured process working quietly in the background: legal, technical, quality assurance, and site engineering teams collating verified information before it ever reaches the front end.

This is deliberate. A builder can only commit to updates for what is genuinely going to be executed, and getting that discipline right is what keeps a customer's confidence intact through a construction timeline that can run into years.
The Three Levels of Inspection Before You Get Your Keys

Handover day is often described as the finish line, but at Navin's, it is preceded by a layered process designed to catch issues before the customer ever sees them.

1. Once construction is complete, the technical team and the Quality Assurance team run an end-to-end checklist for the apartment and send a clearance report to the Customer Solutions team.

2. A second, independent inspection is then carried out by a member of the customer support team, specifically because this is the team that will eventually hand over the keys and does not want the customer finding a fault that could have been caught earlier.

3. Any lapses identified are rectified immediately, and buyers are also educated on exactly what to check themselves, whether tiles are laid correctly, whether windows are properly seated, or whether the finishing is even.

This three-level process exists because, at the end of the day, construction is a man-made product. Not every possibility can be eliminated, but almost every one of them can be caught.

When a Buyer Isn't Happy: What Happens Next

Not every conversation in real estate is a comfortable one. When a customer feels that what was delivered does not match what was promised, the first step is simply to let them be heard. That frustration usually comes from a place of having invested significant money and trust, and it deserves to be acknowledged, not defended against.

From there, the process is straightforward: identify the exact issue, commit to a clear timeline, and rectify it. Most customers accept this readily, because what they are really asking for is not perfection, but accountability.

Buying From Abroad Comes With a Different Set of Questions

NRI buyers face a version of this journey that is harder in almost every dimension. They cannot always be present for site visits or documentation, so clarity and planning become the two things that matter most.

For NRI buyers, Navin's Customer Solutions team walks them through identifying a power agent in India, the format of the power of attorney, where and how it should be notarized, and how it is adjudicated once received. Investors from abroad also tend to carry one recurring question in the back of their minds: what kind of rental return can this property realistically generate? Being able to answer that clearly, along with everything else, is often what allows a buyer overseas to finalize a decision with confidence.

Choosing a Builder When Every Option Looks the Same on Paper

If you are comparing multiple builders and every brochure seems to say the same things, three questions cut through the noise faster than anything else.

What to ask

Why it matters

What is the builder's track record?

How long they've been active and what they've actually delivered tells you more than any single project's marketing

How consistent is their delivery?

On-time handovers and steady construction quality across projects, not just one

How transparent is their communication?

Whether issues and updates are shared honestly, not just when things are going well

Track record, consistency, and transparency are the three things worth evaluating in any builder, regardless of how attractive a single project looks in isolation.

There Is Far More to This Than What Is Covered Here

This blog only scratches the surface. The full conversation with Tara, Vice President - Customer Solutions at Navin's, goes deeper into how buyers are educated on lifestyle and long-term value beyond budget and view, how resale value is actually calculated, and what genuine reassurance looks like across a multi-year homeownership journey.

If you are navigating life after booking a home, or want to know what to expect before you do, this is one conversation you cannot afford to miss.
