Stop Asking About the Balcony View. Here's What to Actually Ask Your Builder

You know that feeling when you walk into a sample apartment, and everything just looks right? 

The lighting is warm. The tiles are spotless. The kitchen counter gleams. Someone has placed a little potted plant by the window, and it somehow makes the whole thing feel like home. 

And then you sign the cheque. 

Here’s the thing nobody says out loud at that moment. You’ve just spent lakhs, sometimes even crores, on something you can barely see. The tiles? Sure. The balcony? Absolutely. But the foundation is sitting thirty feet underground? The steel running through those columns? Was the sand mixed into that concrete?  

You never saw any of it. You never asked about any of it. And honestly, why would you? Nobody told you to. 

That's exactly the problem. 

We've All Been Asking the Wrong Questions 

Walk into any site visit in Chennai, and you'll hear the same conversations playing out in every corner. 

Is the master bedroom vastu-compliant? 

Does the gym have proper equipment? 

Can we get a corner unit on a higher floor? 

These are not bad questions. But they're surface questions. There are questions about the 10% of your home that you can see, touch and photograph for Instagram. 

The other 90%, the part that decides whether your building holds up in a flood, stays crack-free after a decade, or keeps your family safe during a cyclone that never comes up. 

And builders, consciously or not, have gotten very comfortable with that silence. 

So Let's Break It. Here Are the Questions That Actually Matter. 

"Can I see the soil report?" 

Before your builder poured a single column, they should have commissioned a geotechnical report, which is a detailed study of what the ground beneath the plot actually looks like and what it can support. 

Why does this matter? Because foundation decisions are where the most invisible corners get cut. 

If the soil is soft and unstable deep down, the engineering answer is expensive: pile foundations driven deep into stable ground. The easy answer is to proceed with something shallower and hope nobody notices. And the uncomfortable truth is that for years, maybe even decades, nobody will. 

Ask to see the report. Ask what it found. Ask what foundation system was built as a result. A builder with nothing to hide will pull up that document without hesitation. A builder in Chennai who pivots to talking about the clubhouse amenities? That's an answer too. 

"What grade of steel is in this building?" 

Most people never ask this. Most people don't even know it's a question worth asking. 

Here's the quick version. Not all steel is equal. Ductile-grade steel bends before it breaks. Under stress, whether from seismic activity or unusual load, that property is the difference between a building that absorbs shock and one that doesn't. It costs more. Many builders quietly choose not to use it because buyers don't ask and will never know. 

You're asking now. See what happens. 

"Is your M-sand single-washed or double-washed?" 

Yes, this is a real question. No, you don't need to be an engineer to ask for it. 

Manufactured sand, commonly known as M-sand, is what goes into the concrete that makes up your walls, your slabs, and your columns. Single-washed M-sand still carries fine dust particles that weaken concrete from the inside over time. Double-washed M-sand doesn't. The price gap between the two isn't dramatic. The long-term difference in structural quality is very much. 

Ask which one your builder uses. If they have a clear, immediate answer, that's a green flag. If they look at you like you've just spoken in a foreign language, file that away. 

"Have your buildings ever been through extreme weather? What happened?" 

This is not a hypothetical question in Chennai. This city has been tested. 

The 2015 floods swallowed entire neighbourhoods. The Thane cyclone threw wind speeds at buildings that were never designed with storms in mind. If your builder has been around long enough, their projects have faced something real, and the outcomes of those moments tell you everything. 

Ask directly. Then go and verify. Visit their older projects. Knock on a resident's door and ask what the building was like during the last big rain. A builder who is proud of their track record will not just allow this conversation. They will actively encourage it. 

"What have you built that nobody asked for?" 

Save this one for last. It's the most revealing question on this entire list. 

What it's really asking is this: who are you when there's no one watching? 

Any builder can install beautiful tiles in a show flat. The real character of a construction company shows up at 6 a.m. on a site when a decision has to be made, no buyer is present, and cutting a corner would save money that no one would ever trace back. 

The builders worth trusting are the ones who made the expensive, invisible choice anyway and can speak about it with specifics. Toughened glass in a low-rise building where wind loads didn't technically require it. Waterproofing measures in a basement located in a flood-prone area. Specifications that never made it into any brochure because nobody thought to put them there. 

If your builder gives you a detailed, specific, and unprompted answer to this question, pay close attention. That's exactly who they are. 

The Real Point of All This 

You are not trying to become a civil engineer before your site visit. 

You are trying to figure out one thing: is this builder the kind of person who does the right thing even when they don't have to? 

Because that question, more than the floor plan, more than the price per square foot, and more than the amenities on offer, is what actually determines whether your home is a good one. 

The next time a sales executive hands you a brochure with glossy photographs and a carefully chosen list of highlights, smile, take it, and then ask about the soil report.
